Select your Real Estate Agent by Choice not Chance


A common challenge for buyers in the early stages of their search for a new home or investment is how to select a real estate agent. There are countless stories of real estate transactions gone bad, most of the issues that arise between buyers and agents are rooted in mistrust and lack of communication on both sides.

Many Buyers elect, consciously or unconsciously to use more than one real estate agent during the early stages of their search. This happens for many reasons, not trusting real estate agents, feeling that they will get a better deal with the listing agent, not 'liking' the agent that they started with or being unfamiliar with how a real estate transaction works. Most of these reason are either untrue and all are unnecessary.

Here is the good news for buyers, there is a way that you can greatly improve the success rate of finding your home, increase the quality of the experience during the buying process and most importantly understand if you are getting a good deal or not. There are infinite ways that buyers stumble into finding their agent; open houses, calling a Real Estate agency, calling on the number on a “for sale” sign, etc. Do not leave the selection of your real estate agent to chance. Here are 5 steps to take to control of your purchasing experience.:
  1. Make sure you speak with a lender and get pre-approved before you even contact a real estate agent. When you do meet with agents to interview them, communicate your budget and requirements clearly. Let your agent know how much you would prefer to spend and also how much you are willing to spend for the ‘right’ home. Be sure to explain what the ‘right’ home is.
  2. Take the time to have a buyers consultation with  2 - 3 different agents. By doing this you can figure out if you and the agent are compatible while also having the purchasing process explained to you.
  3. Choose only 1 agent to assist you in finding you home. This is important for a number of reasons:
    • You will have an advocate that will be looking out for your best interest throughout the transaction.
    • You will have a clear understanding of the market through consistent contact with one real estate professional. They can provide you with market information that you will need as you come closer to making an offer.
    • You will have a professional that understands your criteria and is looking for it daily.
    • It will create a better buying experience for yourself and other buyers. Agents will spend more working to make you have a smooth transactions and less time disputing who the buyer "belongs" to.
  4. Communicate your location preference. This is ties into your budget if you are willing and can get pre-approved to pay more for a prime location let your agent know that.
  5. Let your agent know if something they are doing is not working for you most good agents can adapt easily.


This should give you a great start to your home search and will help you create a positive purchasing experience for yourself. Good luck and treat the process like a business because that is exactly what it is.
